Home Showing Tips That Make a Difference — Starting With the Basics

Getting your home ready to show can feel overwhelming at times. Whether it’s your first time selling or your fifth, the process of preparing your space to be seen — and remembered — by potential buyers is both an art and a strategy. But here’s the good news: it can be paired down to simple, easy-to-follow tips. 

It's best to start at the beginning and build from there based on your schedule. 


1. Clean & Clear: The Best Starting Point

The most important step in prepping your home is simple and can be remembered by these two words: clean and clear.

A professionally (read: thoroughly) cleaned home that’s free of clutter is the foundation for a clean slate. If deep cleaning or decluttering feels like too much to take on alone, you’re not expected to do it all — I can connect you with trusted professionals who specialize in these exact services.

Buyers notice when a home feels cared for, especially in person. A clean space signals that the home has been maintained, and as you've heard time and time again on HGTV - a clear space free of personal clutter allows them to imagine their own life there. It's true!


2. Lighting: Natural First

Before a showing, open the blinds and curtains to let in as much natural light as possible. Turn on all overhead and accent lighting, even during the day. A well-lit home feels larger, more inviting, and more memorable.


3. Scents: Less is More

Scent can be a powerful sense, but it’s important to keep it very subtle — or better yet, natural. Avoid air fresheners or artificial fragrances, which can be overpowering or off-putting for many people. Instead, aim for a neutral, fresh environment:

  • Open the windows for a bit beforehand to clear out cooking or pet odors

  • Consider lightly simmering lemon slices before showings or using a very mild essential oil diffuser (think eucalyptus, lemon, or rosemary — used sparingly)

Remember, candles and sprays can overwhelm those with allergies or who simply aren't as accustomed to your go-to scents as you are. Light, fresh, and natural is the way to go.


4. Sound: Quiet Comfort

Soft background music can help create a warm atmosphere, but not everyone enjoys it — and some buyers may prefer silence to focus. If music is used, make sure it’s easily turned off with clear instructions for showing agents.


5. Flow: Create an Easy Walkthrough

Leave all interior doors open and turn on lights in closets and hallways. This removes barriers and helps buyers explore the home easily and without trip hazard.

Make sure personal items, pet gear, and extra furniture aren’t in the way of walking paths.


6. Style and Finishing Touches: When you’re Ready to Take it Further
