After a measured start to the year, July delivered one of the strongest performances we've seen in Downtown Minneapolis in 2026. More sellers entered the market, closed sales increased, homes sold more quickly, and the median sales price reached a good high.

While broader economic conditions continue to encourage thoughtful decision-making, July suggests that many buyers who spent the first half of the year waiting for greater clarity have begun moving forward. Some of this activity may reflect pent-up demand from earlier in the year, combined with buyers recognizing that today's market offers both greater inventory and more negotiating opportunities than we've seen in recent years.

For Downtown Minneapolis, the market continues to reward preparation and pricing strategy - while offering opportunities for both buyers and sellers.


New Listings

July 2026: 116 (+27.5% YoY)

New listings rose sharply compared to July 2025, marking one of the largest year-over-year increases we've seen this year.

This continued growth in inventory provides buyers with more choices while encouraging healthy competition among sellers. Rather than creating an oversupplied market, the additional inventory has helped restore balance after several years of limited selection.

For homeowners considering selling, this means presentation and pricing remain more important than ever.


Closed Sales

July 2026: +8.3% YoY

Closed sales increased compared to last July, an encouraging sign that buyer confidence continues to maintain, if not improve.

July 2026: $460,000 (+36.3% YoY)

July recorded a substantial increase in the median sales price compared to this time last year.

As with any monthly snapshot, Downtown Minneapolis' relatively modest number of monthly sales means the median can be influenced by the mix of homes that close. A greater concentration of luxury residences and premium downtown condominiums likely contributed to this month's exceptional result.

Even so, the increase reflects continued demand for high-quality properties and demonstrates that buyers remain willing to invest in desirable downtown homes when they perceive lasting value.

July 2026: $310 (-1.0% YoY)

Price per square foot remained remarkably stable, declining by just 1%.
